Homes sold nearby
What homes here really sold for in the last 12 months: the middle price, how spread out prices were, ten years of trend, recent sales.

Example
A neighbourhood had 7 ordinary sales in the last 12 months, fewer than the 10 we need, so the panel shows its MSOA with 64 sales. There half the homes sold for under £520,000, the middle half for £450,000 to £640,000, and all but the cheapest and dearest 5% for £330,000 to £850,000.
How we calculate it
- Sales come from HM Land Registry Price Paid: standard market sales only (category A), of £10,000 or more.
- Figures are split by type of home (detached, semi-detached, terraced, flat, other) and given for all types together.
- The middle price (median), lowest and highest need at least 3 sales; the 5th, 25th, 75th and 95th percentiles need at least 5. Percentiles sit between neighbouring sales when they fall between two.
- Price per m² divides each price by the floor area on the home's energy certificate; its median needs 3 sales with one.
- A neighbourhood with fewer than 10 sales in the latest 12 months is widened to its MSOA, then its borough.
- The trend has 11 points, each covering 12 months: the newest ends at the latest month with sales, and each earlier one a year before.
- Recent sales list the last 18 months, nearest or newest first.
The fine print
- Sales take weeks or months to appear in the public record, so the newest months look thin.
- A year's middle price depends on which homes happened to sell, not only on prices changing.
- Too few sales shows unknown or a gap in the trend, never 0.
- Homes whose owners asked to hide them are left out of the recent sales.
