What a home costs here

A rough price for a home of a chosen size: its floor area times the area's typical price per square metre.

Use it

70 m²floor area×£8,000typical £ per m²=£560krough home cost
Floor area × typical price per m² = rough home cost.

Example

A 2-bed of about 70 m² in an area where the typical price is £8,000 per m² comes to about £560,000. The same flat in an area at £5,500 per m² would be about £385,000.

How we calculate it

The fine print
  • This is a rough guide, not a valuation. It knows nothing about a home's condition, layout, floor, outdoor space or tenure.
  • The typical price mixes the houses and flats that happened to sell in the area; a 50 m² flat and a 50 m² house can sell for very different amounts.
  • Where the area has too few sales, the price per m² (and so the home cost) comes from its MSOA or borough, and says so.
  • The monthly cost comparison uses your own numbers side by side. It is not financial advice.
