GuidePrices
Price per square metre
The typical price paid for each square metre of floor space in homes sold here over the last 12 months.
Use it
Example
A 60 m² flat that sold for £480,000 is £8,000 per m². If the area's median is £8,000 per m², a 90 m² home there would cost roughly £720,000. Dividing by floor area lets you compare a studio with a family house.
How we calculate it
- Start from every standard sale recorded by HM Land Registry (Price Paid).
- Find each home's total floor area on its Energy Performance Certificate (EPC), and divide price by area.
- Take the median of the sales in the 12 months up to each month.
- An LSOA needs at least 20 qualifying sales in those 12 months. Fewer, and it shows its MSOA, then its borough figure, marked as a fallback.
The fine print
- Only standard market sales count (Price Paid category A). Repossessions, buy-to-let and company sales (category B) and "other" property types are left out.
- Sales without an EPC floor area, under £20,000, outside 15–1,000 m², or outside £500–£40,000 per m² are left out.
- Land Registry registers sales with a lag of up to a few months, so the latest 12-month window is still filling.
- If no level has 20 sales, the figure is suppressed rather than guessed.
LSOA
Price per square metre
Rolling 12-month median sold price joined to recorded EPC floor area.
- Areas with fewer than 20 matched transactions fall back to a larger geography.
