Price trend
How much the typical price per square metre has risen or fallen since the same month some years ago.
Use it
Example
In June 2021 an area's median was £6,400 per m²; in June 2026 it is £8,000. £8,000 ÷ £6,400 = 1.25, so prices there rose 25% over 5 years.
How we calculate it
- Take the latest monthly price per m² and the one exactly 1, 3, 5, 10 or 20 years earlier.
- Change = (now ÷ then − 1) × 100%.
- If either end is missing, no change is shown. It is never filled in as 0%.
- On the map, the change scale colours areas from falling to rising, with ▲ and ▼ arrows when you zoom in close.
- On the sold-price map, Growth colours each home by the same change for its area.
The fine print
- Changes are in pounds of the day, not adjusted for inflation.
- Both ends are medians of whatever sold, so a change can partly reflect which homes sold, not only what they were worth.
- An area on a fallback shows its MSOA or borough change.
- Forecasts describe area-level £/m² ranges, not individual homes, and are shown only after they have been checked against what really happened.
