GuideBuying a home
Energy rating and home facts
A home's energy band from A (most efficient) to G (least), with its size, age and rooms, from its latest energy certificate.
Use it
Example
A flat shows Energy rating D (could reach C), 64 m², 3 habitable rooms and a certificate from 2016. Anything done to the flat since 2016, such as new windows, is not in that rating.
How we calculate it
- Energy Performance Certificates are matched to a home by address within the same postcode. We keep the latest certificate for each home.
- From it we show the current and potential rating, the certificate date, the kind of building, when it was built (an age band), total floor area, habitable rooms and floor level.
- Type of home and tenure (freehold or leasehold) come from its last Land Registry sale record instead.
- The floor area is also what turns a sale price into a price per square metre.
The fine print
- A certificate can be years old. Check its date before you rely on the rating, size or rooms.
- Matching is by address. A home whose address is written differently, or that has no certificate, shows unknown; we never guess a floor area.
- The rating does not feed the area price ranges, which use only sale prices of the same type of home.
